A new business is the one kind of prospect with no incumbent to unseat. Nobody is defending the account, because there is no account yet. The owner is making a dozen vendor decisions in a compressed window, and the vendors who show up early and act helpful tend to win by default.

Openings leave a trail

About 1,400 new business entities are filed with the state every week[1], roughly 800 of them carrying Clark County addresses. New businesses become visible in stages: the state paperwork is filed first, a city license follows, a permit goes in for the buildout, the address turns up on the online maps, sometimes a chamber membership. Each step is public. Watch them together and you can often see an opening coming weeks before the doors do.

Being early without being pushy

Congratulate them, be specific, and name your source. "Saw your license came through for the space on Craig, welcome to the neighborhood" is a fine first message. New owners are drowning in decisions. A vendor who shows up informed and easy to work with is a relief, not an intrusion.
